The balcony or patio can be a pleasant place to be and socialize, but a few things are important to keep in mind here!
• Do not beat or shake carpets. The dust spreads and can disturb others.
• If you want to grill, only use an electric grill. Never a charcoal grill or gas grill on the balcony. For the sake of neighborliness – check that the neighbors are not disturbed by the smell from the grill before you start grilling.
• For safety reasons, balcony boxes must be placed on the inside of the balcony railing.
• To set up your own satellite dishes, permission is required from Ljusdalshem.
Rules regarding glazing of balconies at Ljusdalshem.
Ljusdalshem does not glaze individual balconies. Glazing is only done if the entire property's balconies are to be glazed.
Glazing of a balcony is a facade change, which means that it is a measure that requires a building permit. A building permit from the municipality is therefore required to carry out glazing.
Since individual glazing on a property is not approved by the municipality, it is not possible for us to help tenants who want to have their balconies glazed.
Outdoor pools, trampolines, etc.
As a landowner, Ljusdalshem is to some extent responsible for play equipment such as trampolines, swimming pools and the like that is set up on public or common land. This applies regardless of whether we are the ones who have set up the equipment or not.
We normally do not allow them to be set up on common land. The reasons for this are, among other things, that it makes it difficult to mow the lawn, that it may disturb those who live nearby and that we cannot monitor that it is used correctly, and in that case we cannot take all or part of the responsibility.
For this reason, it is not permitted to set up similar devices on common land. If we discover that someone has broken the rule, we may be forced to transport the device away and store it for collection. If you have your own patio that you take care of yourself, you can, however, set up a pool or trampoline there as long as your neighbors are not disturbed by it.
Take care of your patio.
Mow the lawn regularly and keep the flower beds free of weeds. You contribute to increased well-being in the area when it looks neat and tidy. Also remember to cut your hedges and keep any fences intact and straight.
The patio must not be used for storing rubbish such as broken furniture, broken bicycles or car tires.
